Institutional and professional investors can provide several forms of equity support to strengthen the capital structure of a real estate development project. OPCI-type vehicles, SPPICAVs, and unlisted real-estate funds represent major sources of capital and can step into development or construction projects. Depending on their strategy, SCPI-type vehicles may also co-invest in new-build or value-add operations.

Real-estate private-equity funds (PERE) supply medium to long-term capital in exchange for potential upside on the project. Institutional investors such as insurance companies, pension funds, and private real-estate companies can participate directly or through dedicated investment vehicles to back larger-scale initiatives.

Institutional investors can also intervene through bonds or mezzanine debt, which sit between senior bank loans and pure equity. These instruments offer greater flexibility than traditional bank debt: repayment can be deferred, covenants are lighter, and financing can be tailored to the project’s cash-flow profile. Mezzanine debt and bond financing strengthen the capital structure without diluting the developer’s control, while providing additional leverage that banks alone would not offer. They can also be raised earlier in the project lifecycle and help unlock senior bank financing. Overall, these alternative debt solutions provide more adaptable terms, quicker execution, and a better fit for development risk.
